Government plans to ‘directly’ build 13,000 new homes across Southern England

The government have announced that they will commission the building of 13,000 affordable homes on four sites across Southern England, and thousands more in London.

It will be the largest housing project led by central government since the redevelopment of the Docklands in east London in the 1980’s, in a bid for the government to hit their target of creating a million new homes by 2020.

Prime Minister David Cameron said: “Nothing like this has been done on this scale in three decades – the government rolling its sleeves up and directly getting homes built.”

The government will not own the land; it will be sold to developers with the planning permission. The land will be sold to small and medium firms who currently face difficulties applying, as the top 8 housebuilders in the country currently provide 50% of new homes.

Cameron claimed that this approach will take away the risks which currently prevent smaller firms from building on brownfield sites, which are ready to build but lack the resources to apply for planning permission. Using this approach, starter homes and other properties will already have consent in place for building work on (government) sites.

Outside London, building work will also take place on the Connaught Barracks in Dover, Kent, Northstowe in Cambridgeshire, Lower Graylingwell in Chichester, West Sussex, and Daedalus Waterfront in Gosport, Hampshire.

Although the first phase of the scheme has not been yet formally specified, the first 13,000 homes are expected to be built over five years.
