Laing O'Rourke Wins £110m Manchester Arts Centre

Laing O’Rourke has won the £110m Manchester Arts Centre project named The Factory Project, in honour of legendary music label Factory Records.

The project involves demolition of the Starlight Theatre and other surrounding buildings between the Old Granada Studios, Museum of Science and Industry, and the River Irwell.

Works got underway last month, although Laing O’Rourke has not yet been formally named as the main contractor for the multi-million pound project.

As well as the 2,300 capacity theatre, a separate 5,000 capacity warehouse space will also be constructed. This will be located next to landowner, Allied London’s, St John’s Place project, which consists of high-rise build to rent towers set to be constructed by Lendlease.

Funding for the scheme has been provided by Arts Council England, which has contributed £7m from its Lottery Fund. The government has given £78m, with Manchester City Council donating £20m. A further £5m will still need to be raised.

The Factory scheme has been designed by OMA, which leads a multi-disciplinary team including Buro Happold for structures and MEP, Arup designing acoustics, and Gardiner and Theobald as cost consultants.

The Factory Project is scheduled to open in 2020.
